Wir bieten allen Interessierten schon jetzt die Möglichkeit, ein Mietvertragsangebot für einen Wohnplatz in der Wohnanlage unmittelbar nach Fertigstellung (Erstbezug) zu erhalten. Aufgrund von Bauverzögerungen wird die Fertigstellung der Wohnanlage nicht bis zum 1. April 2022 erfolgen. Auf unserer Homepage und im Vormietvertrag haben wir darauf aufmerksam gemacht, dass der früheste Mietbeginn für ein Zimmer in einer 4er WG voraussichtlich April 2022 sein wird. Der früheste Mietbeginn für ein Zimmer in einer 2er bzw. 3er WG ist voraussichtlich Mai 2022. In Abhängigkeit vom Fertigstellungstermin der Wohnanlage kann der Mietbeginn auch später sein. Es besteht keine Garantie auf Mietbeginn ab April 2022 bzw. Mai 2022. Mit dem Abschluss des Vormietvertrags haben Sie sich aber ein Mietvertragsangebot für einen Wohnplatz in der Wohnanlage Alois-Gäßl-Straße unmittelbar nach Fertigstellung gesichert. Wir werden Sie darüber informieren, sobald der Termin für den Erstbezug der Wohnanlage feststeht.
Abschluss eines Vormietvertrages – die Vorgehensweise einfach erklärt
1) Nach erfolgreicher Online-Bewerbung und nach Zusendung eines Vormietvertragsangebots muss der Vormietvertrag zweifach ausgedruckt werden;
2) Beide Exemplare des Vormietvertrages sind innerhalb von 8 Tagen ans Studentenwerk zurückzusenden;
3) Nach Gegenzeichnung durch das Studentenwerk erhältst Du ein Exemplar des Vormietvertrages für Deine Unterlagen zurück;
4) Sobald der genaue Fertigstellungstermin der Wohnanlage bekannt ist, wird Dir vom Studentenwerk ein konkretes Mietvertragsangebot zugesendet (per E-Mail). Der Abschluss eines Vormietvertrages kommt damit einer Zimmerreservierung gleich.
Für den Abschluss des Vormietvertrages wird eine Bearbeitungsgebühr in Höhe von 60,- € erhoben. Wird später ein Mietvertrag für den Wohnplatz geschlossen, wird diese Gebühr auf die Mietkaution angerechnet. Der genaue Fertigstellungstermin der Wohnanlage ist noch nicht bekannt. Mit dem Vormietvertrag sicherst Du Dir aber schon jetzt die Sicherheit eines Wohnplatzes in der neuen Wohnanlage.
Die neue Wohnanlage in der Alois-Gäßl-Straße im Überblick
Das Studentenwerk wird eine neue Wohnanlage mit 60 Wohneinheiten in der Alois-Gäßl-Straße 4, 84347 Pfarrkirchen fertigstellen. Der früheste Mietbeginn ist April 2022. In Abhängigkeit vom Fertigstellungtermin der Wohnanlage kann der Mietbeginn aber auch später sein. Es besteht keine Garantie auf Mietbeginn ab April 2022.
Die Mietpreise werden zwischen 313,- und 341,- € (inkl. Betriebskostenpauschale) liegen und variieren je nach Größe.
Die Wohnanlage besteht aus 60 Wohnplätzen auf fünf Geschosse verteilt. Die 60 Wohnplätze sind in 2er-, 3er- und 4er-WGs eingeteilt. Für mobilitätsbehinderte Studierende gibt es einen behindertenfreundlichen Wohnplatz in der 3er WG im ersten Geschoss. Die Wohnplätze werden jeweils mit Bett, Schreibtisch, Kleiderschrank und Vorhängen ausgestattet. Im Erdgeschoss befindet sich eine Waschlounge mit Waschmaschinen und Trocknern. Kfz-Stellplätze und überdachte Fahrrad-Stellplätze sind in der Wohnanlage vorhanden. Das Highlight der Wohnanlage ist eine Dachterrasse mit eigenem Grillplatz.

The new residential complex of the Studentenwerk in Alois-Gäßl-Strasse in Pfarrkirchen is nearing completion. We are already offering all interested parties the opportunity to receive a lease offer for a place to live in the residential complex immediately after completion (first occupancy). You can apply here (German) or here (English) to conclude a pre-lease agreement – and thus your room reservation.
Due to construction delays, the completion of the residential complex will not take place by April 1, 2022. On our homepage and in the pre-lease agreement we have pointed out that the earliest start of the lease for a room in a 4-person shared flat is expected to be April 2022. The earliest start date for a room in a shared apartment for 2 or 3 persons is expected to be May 2022. Depending on the completion date of the residential complex, the start date may be later. There is no guarantee that the lease will start in April 2022 or May 2022, but by signing the pre-lease agreement, you have secured a lease offer for a place in the Alois-Gäßl-Strasse housing complex immediately after completion. We will inform you as soon as the date for the first occupancy of the residential complex has been set.
Conclusion of a pre-lease agreement – the procedure simply explained
1) After a successful online application and after sending a pre-lease contract offer, the pre-lease contract must be printed out in duplicate;
2) Both copies of the pre-lease contract must be returned to the Studentenwerk within 8 days;
3) After the Studentenwerk countersigned it, you will receive a copy of the pre-lease contract for your records;
4) As soon as the exact completion date of the residential complex is known, the Studentenwerk will send you a concrete rental contract offer (by e-mail). The conclusion of a pre-lease contract is equivalent to a room reservation.
A processing fee of €60 will be charged for the conclusion of the pre-lease agreement. If a rental contract for the living space is concluded later, this fee will be deducted from the rental deposit. The exact completion date of the residential complex is not yet known. However, with the pre-lease agreement, you are already securing a place to live in the new residential complex.
The new residential complex in Alois-Gäßl-Strasse at a glance
The Studentenwerk will complete a new residential complex with 60 residential units at Alois-Gäßl-Straße 4, 84347 Pfarrkirchen. The earliest rental start is April 2022. The residential complex consists of 60 accommodations spread over five floors. The 60 accommodations are divided into 2-, 3- and 4-person flat shares. For mobility-impaired students there is a disabled-friendly accommodation in the 3-person shared flat on the first floor. The living spaces are each equipped with a bed, desk, wardrobe and curtains. On the ground floor there is a laundry lounge with washing machines and dryers. Car parking spaces and covered bicycle parking spaces are available in the residential complex. The highlight of the residential complex is a roof terrace with its own barbecue area.
